Chat GPT for Building Design: How Archistar Brings Artificial Intelligence to the Property Sector

It’s impossible to miss the excitement around artificial intelligence, with discussions taking place online, in classrooms and around the office water cooler. In particular, ChatGPT has launched to much intrigue, and remarkably, it is now the fastest growing consumer application in history, reaching 100 million users in its first two months.

Artificial intelligence has shown the potential to revolutionise services and tasks in almost every sector, from writing code to solving mathematics equations and conducting research. As the technology continues to mature, the uses for artificial intelligence will grow and the efficiencies gained from that can be material.

Artificial intelligence tool Archistar is innovating Australia’s most valuable asset class

One such company that is using artificial intelligence to revolutionise its sector is Archistar, a software platform that services Australia’s $9.8 trillion residential property market.

This asset class is four times larger than Australia’s GDP, and in the view of Archistar Founder and CEO Dr Benjamin Coorey, even the smallest efficiency gains can have a tremendous impact on the nation’s prosperity.

“The property sector is hugely important from an economic sense, but culturally, Australians have always taken a great deal of pride in home ownership. At Archistar, we have a vision of using technology to make the home buying and building process more accessible for everyday Australians, while at an industry level we want to improve design and functionality. Without question, AI is becoming an increasingly important part of the building process,” Dr Coorey said.

Property buyers and builders face many challenges throughout the design, planning and building process which can be complex and time-consuming to navigate. These includes factors like a building’s access to sunlight and exposure to wind. In addition, different areas are governed by different rules and regulations so getting through the approval process can be a long and frustrating process.

“Building is becoming increasingly complex, and with where we are at in the economic cycle, very expensive. Using AI we can create generative designs that improve decision-making. We can almost instantly show an architect or planner what can be built on any block of land, and this is a huge advantage that can cut weeks of the process,” Dr Coorey said.

Archistar uses artificial intelligence to deliver a wholistic solution for the property sector

Archistar is a holistic tool for the entire property used by architects, engineers and developers. It gives users everything they need to know about any site, using AI to ensure adherence to local regulation and standards, such as zoning requirements, environmental concerns, building codes and accessibility.

Instead of developers combing through documentation to understand what is allowed, Archistar uses AI to consider over 25,000 data sources loaded from government and data partners to find and assess opportunities 30 times faster than traditional methods.

Archistar’s CAD and 3D modelling tools are industry leading examples of how technology can deliver value to the sector. The tools allow designers to streamline the process by generating hundreds of 3D designs and immediately analyses them for floorplate, dwelling mix, sunlight, shadowing and more. Users can view their designs from any angles, allowing them to identify potential design flaws and make changes before construction begins.

As Dr Coorey highlights, “concept iteration now takes minutes instead of days”.

As part of its expansion strategy, Archistar recently announced a partnership with commercial real estate lender Blackfort to deliver instant access and certainty of funding for smaller and mid-size developers to secure sites for development.

The Blackfort partnership means that the entire home buying and building process can be automated and held within the Archistar platform.

Archistar Chairman and Former Managing Director of Murdoch Media, Prabhat Sethi said using artificial intelligence, Archistar has revolutionised the entire property planning process. “The ground-breaking technology means that developers can plan the entire project in one end-to-end platform, including sourcing funding”.
